That's Property Care on its own — no rentals involved. We pay your bills, inspect the property on a set cadence, handle maintenance and vendors, and send you photo condition reports. You get peace of mind without ever listing the place.

How does long-term renting work?

Yes — most Tulum owners on our Property Care plan are absentee. We pay your CFE electricity, water, internet, and HOA dues on time, run scheduled walk-throughs with photos, manage cleaners and AC/handyman vendors, and send a monthly condition report so an empty condo in Aldea Zama, La Veleta, or Tulum Pueblo never becomes a quiet maintenance problem.
All of them. Long-term tenant placement runs strongest in La Veleta and Región 15 (the long-stay growth wedges where digital nomads and remote workers actually sign 6–12 month leases), with steady residential demand in Tulum Pueblo. Aldea Zama and Tulum Beach lean shorter-term but we still place long-term tenants there for owners who prefer the lower-turnover model.
Property Care is built around Tulum’s coastal-jungle climate. AC servicing on a tight cadence (filters, condenser cleaning, refrigerant), humidity and mold checks in closets and en-suites, vendor visits after every named storm, and an optional Hurricane Prep package for shutter deployment and backup power. We document salt-air wear on metalwork and exterior finishes before it becomes a repair.
No — we handle it. For short-term rentals the 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly and any platform pass-through (Airbnb’s direct remittance) is reconciled against your statement. Long-term residential leases are drafted under Mexican civil-law standards with the right deposit and exit conditions. Foreign-owned properties under fideicomiso are handled accordingly — no surprises at year-end.
It already has. Tulum’s new international airport increased short-term demand but also brought more regulatory attention and HOA pushback (especially in Aldea Zama and Tulum Beach). We run both models. On the consultation call we look at your specific building rules, debt service, how often you use the property, and whether you actually want guest turnover — most owners land on long-term or a hybrid once they see the real numbers.
