Tulum Pueblo and ADO terminal a short ride east, highway 307 north-south corridor right at the door, and the Beach Road a 15–20 minute scooter ride. Less walkable than Aldea Zama, more affordable as a result.

We rebuild the Airbnb listing with 20–30 professional photos (or shoot them if you don't have any), set channel pricing, place a long-term tenant if you prefer — most units go live within 5–7 business days.
Both work — your unit decides. Short-term Airbnb wins in peak (Dec–Apr) because of the lighter competition. Long-term tenant placement is solid year-round at value-tier rent. Hybrid (long-term most of the year, short-term in peak) fits a meaningful share of investor portfolios here.
Yes. The newer developments are gated or have controlled access. Guests rate the safety on Airbnb and Booking; the photo set needs to show it (lit entrances, gate code, locked storage).
Yes. The 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly. Long-term leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
